Altis at Grand Central encompasses one entire block in the City of Tampa. This 2.51-acre mixed-use urban redevelopment project will contain 314 multi-family apartments and approximately 10,000 SF of commercial retail uses. This eight-story building will encompass a nine-story integrated structured parking garage, including a rooftop pool, dog park, and recreational area overlooking the Hillsborough River, Harbor Island, and Tampa Bay.
Altis at Grand Central will complement the existing businesses while bringing a much needed residential component to this walkable urban area near downtown Tampa. Development of the pedestrian and bicycle-friendly streetscape surrounding the project allows for comfortable integration into the existing community. Also included in the project are streetscape improvements to the adjacent Grand Central Avenue and Snow Park, the smallest urban park in the City of Tampa.
Site challenges with this project have ranged from preserving an existing structure and relocating a grand oak tree to providing public parking for existing businesses and preserving existing brick streets.
Heidt Design has been actively involved with Altis from the project’s initial due diligence investigation through several other critical stages, such as entitlement planning/zoning, landscape architecture, tree preservation, engineering, and permitting and site construction observation. Heidt also provided easement vacatings and coordination with utility companies for the relocation and/or removal of existing facilities.
